its on time but slightly over budget. 400 quid for additional work on the founds and 250 quid for an extra velux window in the roofspace, but i offset that by reducing the electric spec. bernie. we have just over an acre of land with it.

Wow - it's looking fab - how on earth did you get planning to build there? It'll be great when its done - when are you expecting to move in (ish?) On time and practcially on budget is pretty imppressive too.

Planning was Ok, we bought the land with OPP. Traditionally it has been fairlyeasy to get OPP in Northern Ireland, which is one of the reasons we moved over here. The plot cost us £42k and the total build cost will be around 75k.

Saying that, the house is fairly small for country properties over here (1600 sq ft) and we have probably spent in the region of£10k on the planning process and site clearance.

I negotiated all my costs before work started, the only PC sums are kitchen, sanitary ware, plumbing and electrics and I had an agreement with the builder that they would not exceed a certain amount, that said we have come in under on all of them so far.

I think it is great - well done to you all, and I am sure you will be very happy there We are still looking for a suitable place to re-locate to which would not cost the earth. Originally thought Devon but way too expensive Possibly thinking about New Zealand long term - would definitely be mortgage free but a long long way from family, but have to go where the work is

One thing that strikes me is how difficult it has been to do anything downsizerish over the last couple of years. the site is cleared but still pretty wild, I seem to be cultivating champion docks and nothing else.

a lovely liability! valuers said so! Big red building behind is a water mill with all its workings still in tact. Sadly not enough water in river to power the wheel at the moment - watch this space though

That's coming on great Jonnyboy - keep the pics coming. You've got me very jealous now. The planning officers are coming to look at my plot tomorrow morning. After 3 "No's" in the past 7 months we're not getting too excited, though! We'll get there in the end, and when we do I hope you might have some words of wisdom for the bound to be painful road we'll be travelling.
