i saw this and thought fools and money

4 acres of weeds

about 20 yrs ago i was offered a patch over twice as big with mostly thinned but overgrown pit props on it, 1 to 2 ft diameter soft wood.
there was a decent softwood crop to be had a bit at a time (for broadleaf replanting as thinnings, coppice or for nelson in 2300)

i turned it down as unsustainable due to financing kit, access issues(pay to haul probably as it was enclosed by other properties), a few historic problems with "the man" re covenants etc and with the locals who the owner had upset big style

if the owner had not upset folk moving onto it as a worker would have been plausible, there was capital on it to fund/share with grant money for a decent replanting and management plan, but .....

the one above is very over priced and under sustainable.

recreational for somebody maybe but not able to even fund its own management for a generation or so looking at the snaps
unless the 28 day camping thing includes enough strangers with enough cash to provide a decent wedge

the pencil birch is barely firewood, a chestnut (as seen) would do coppice in a couple of decades but the original cash crop has gone (see stumps) and the weed/scrub needs work and a generation to make it sustainable even just for management

no covenants, a low impact home and some decent planting grants it could become a nice wood although 4 acres is a garden not a forest

no dought there is a fool with money to continue making a mess of it

Yep - I missed the woodland boat as well. I was casually looking into it a few years back when a few grand would get you a nice parcel of neglected woodland. Nowadays it's big business to parcel up bigger bits of land and sell the individual parcels to townies for over-inflated prices.

You’ll find that woodlands can be great vehicles for avoiding inheritance tax.

I have always assumed it was something of a scam, it's so superficially tempting.
